• Detailed site survey: To accurately map your land, identify levels, boundaries,
and services, ensuring your design fits perfectly within your block.
• Soil test: To assess ground conditions and determine the most suitable slab
design, helping us build safely and efficiently for long-term durability.
• Preparation of preliminary plans: Including your site plan, floor plan, elevations,
and 3D façade visuals so you can clearly see how your future home will look and
function.
• Hydraulic and stormwater plans: (if required) to ensure proper water
management and accurate pre-contract pricing, avoiding any surprises later.
• Preparation of your tender and cost breakdown: Providing a clear outline of
inclusions, specifications, and costs so you know exactly what’s included before
signing.
• Opportunity to review and personalise your home design: To give you full
control to refine details and make sure every element suits your lifestyle and
preferences.
At the end of this stage, we will send you the complete tender so you can review
everything with confidence. Once you’re happy with the details, we’ll meet to finalise
your contract.
Fee:
A design and planning fee of $5,000 (including GST) applies to this stage. This fee
covers all drawings, reports, and tender documentation and will be deducted from
your final contract price once you proceed with construction.
By the end of this stage, you’ll have a complete, transparent tender package that
gives you a clear picture of your new home and brings your vision one step closer to
reality

Before this stage starts, your building contract will be signed, and a 5% deposit of the
total contract price (less the Planning & Design fee) is required to initiate the approvals
process.
This step secures your project and allows our team to begin coordinating with councils,
engineers, and certifiers on your behalf.

• Building Contract and Deposit: You’ll review and sign your building contract, followed

• Approvals and Certifications: Our team will coordinate all required documentation
and liaise directly with authorities to make the process seamless, including:
– Development Application (DA) or Complying Development Certificate (CDC)
– BASIX and energy efficiency certification
– Engineering and hydraulic plans (if required)
– Water authority, council, and service provider approvals
